Murfreesboro TN new homes

Murfreesboro is a city much like the size of Hendersonville and Franklin except with a college and more affordable home prices. New construction homes sold within the last year (2008) in Murfreesboro, TN totaled around 420 at an average price of $216,000. Subdivisions selling the most new homes with their average prices in Murfreesboro are:

1. Blackman Farm - $170,000
2. Berkshire - $220,000
3. Cascade Falls - $178,000
4. Indian Creek - $167,000
5. Barretts Ridge - $152,000
6. Villas of Baskinwood - $143,000

While Murfreesboro saw the most new home sales of any other city, it also suffered the greatest decrease in new home sales from the prior year. In 2007, Murfreesboro sold 300 more new homes than this past year. The average new home sales price in 2007 was $220,000. Several subdivisions sold more new homes than others in 2007: Berkshire, Blackman Farm, Diamond Crest, Evergreen Farms, Foxfire Meadows, Florence Point, Harvest Grove, Liberty Station, Kingdom Ridge, Oxford Hall, The Cloister, Thompson Grove and Weston Park.

Smyrna TN new homes

Smyrna is a much smaller city than Murfreesboro, but it’s about 15 minutes closer to Nashville than Murfreesboro, which has a draw for many folks. New construction homes sold within the last year (2008) in Smyrna, TN totaled around 80 at an average price of $233,000. Subdivisions selling the most new homes with their average prices in Smyrna are:

1. Belmont - $164,000
2. Villages of Valley Green - $140,000
3. Adelaide Park - $178,000
4. Stonewood - $440,000
5. Lenox of Smyrna - $236,000

Smyrna also saw a decline in new home sales from the prior year. In 2007, Smyrna sold 120 more new homes than this past year. The average new home sales price in 2007 was $193,000. Several subdivisions sold more new homes than others in 2007: Lakeside, Adelaide Park, Belmont, Burton Farms, Hunters Point, Summer Ridge, Westfork and Woodmont.

Lebanon TN new homes

Lebanon is a bit remote and rural in part, but it has seen quite a surge in recent years of new development for the area. New construction homes sold within the last year (2008) in Lebanon, TN totaled around 130 at an average price of $228,000. Subdivisions selling the most new homes with their average prices in Lebanon are:

1. Spence Creek - $224,000
2. Woodall Ridge - $158,000
3. Forest of Lebanon - $380,000
4. Stone Bridge - $235,000
5. Heritage Highlands - $249,000

In 2007, the number of new construction sold in Lebanon was a little higher than 2008’s number at almost 150. The average price of the 2007 new home group was around $238,000. Big selling neighborhoods of new construction in 2007 were Heritage Highlands, Hillview Farms, Huntington Place, Spence Creek, Woodland Ridge, Walker Estates, Colonial Village, and Fall Creek Estates.

Mount Juliet TN new homes

Mount Juliet is just East of Nashville and quite close to the Nashville airport. New construction homes sold within the last year (2008) in Mount Juliet, TN totaled around 190 at an average price of $275,000. Subdivisions selling the most new homes with their average prices in Mount Juliet are:

1. Providence - $246,000
2. Lake Providence - $369,000
3. Normandy Heights - $271,000
4. Willoughby Station - $245,000
5. Wright Farms - $405,000
6. Oak Hall - $291,000
7. Cedar Creek Commons - $142,000

Providence is comprised of several mini-neighborhoods (Providence and Lake Providence are the same): Legacy Park, Autumn Ridge, Del Webb, Arbor Springs, Bradford Park, etc., but for the purposes of this analysis they are combined together. In 2007, the number of new construction sold in Mount Juliet were double than of 2008’s number. The average price of the 2007 new home group was around $287,000. Big selling neighborhoods of new construction in 2007 were Providence, Willoughby Station, Sunset Harbor, Trailwood Farms, Saddle Wood, Normandy Heights, Oak Hall, and Cedar Creek Commons.

Hendersonville TN new homes

Hendersonville is the closest to Nashville of the Sumner County cities we’re discussing. It also happens to be the most populated with the most options for shopping, restaurants, conveniences, etc. Very close to the heart of the city is Old Hickory Lake. Hendersonville has seen a rebirth of new construction in recent years to what was a more rural part of the city. New construction homes sold within the last year (2008) in Hendersonville, TN totaled around 164 at an average price of $294,000. Subdivisions selling the most new homes with their average prices in Hendersonville are:

1. Creekside @ Station Camp - $246,000
2. Saundersville Station - $230,000
3. Autumn Creek – $300,000
4. Mansker Farms - $295,000
5. Fountain Brooke - $346,000
6. Berry Hill - $311,000

While these were the top sellers for 2008, the majority of them came from Creekside at Station Camp. The remaining new home sales were spread over 24 different subdivisions in Hendersonville.

In 2007, the number of new construction sold in Hendersonville was a little higher than 2008’s number at almost 190. The average price of the 2007 new home group was around $345,000. This indicates quite a decrease from 2007 to 2008 in average sales price, but 2008 was dominated by Creekside @ Station Camp, where many of the homes are around $250,000, which was not a subdivision factor at all in 2007. Big selling neighborhoods of new construction in 2007 were Autumn Creek, Island Brook, Indian Ridge, Mansker Farms, Meadows of Indian Lake, Monthaven Green, Saundersville Station, Stonecrest and Winston Hills.

Gallatin TN new homes

New construction homes sold within the last year (2008) in Gallatin, TN was just under 100 at an average price of $267,000. Subdivisions selling the most new homes with their average prices in Gallatin are:

1. Twin Eagles - $199,000
2. Cambridge Farms - $237,000
3. Fairway Farms – $373,000
4. Fairvue Plantation - $654,000
5. Elk Acres - $203,000

Gallatin has had a fair number of new construction subdivisions pop up recently as well. In 2007, the number of new construction sold in Gallatin was almost double 2008’s number. The average price of the 2007 new home group was around $295,000. Twin Eagles and The Parks had the most new home sales in 2007. Other big selling neighborhoods of new construction in 2007 were Lakes of Savannah, Stone Creek, Thoroughbred Crossing, Fairway Farms, Fairvue Plantation, Cambridge Farms, Baywood Pointe, and Albion Downs.

Portland TN new homes

New construction homes sold within the last year (2008) in Portland, TN totaled around 35 at an average price of $154,000. Most subdivisions sold one or two, but the ones selling just a few more new homes with their average prices in Portland are:

1. Vail Crest - $159,000
2. Kaity Brooke - $120,000
3. None – $133,000

Just as many were sold outside of subdivisions as they were inside in both 2008 and 2007. In 2007, the number of new construction sold in Portland was more than 2 x’s 2008’s number. The average price of the 2007 new home group was around $153,000. Big selling neighborhoods of new construction (for Portland standards) in 2007 were Brooke Haven, Martin Chapel Road Estates and homes outside of subdivisions.

White House TN new homes

New construction homes sold within the last year (2008) in White House, TN totaled around 12 at an average price of $263,000. Subdivisions selling the most new homes with their average prices in White House are:

1. Baylee Meadows - $221,000
2. Greystone - $245,000

In 2007, the number of new construction sold in White House was twice 2008’s number. The average price of the 2007 new home group was around $274,000. Top selling neighborhoods of new construction in 2007 were Cambria, Briarwood, Bridle Creek, and Sumner Crossings.

In Davidson County, we’ll be looking at the following cities: Antioch, Brentwood, Cane Ridge, Hermitage, Madison, Nashville, and Nolensville. These cities will not be included because their new construction sales in Davidson County were a bit lower than the rest: Joelton, Goodlettsville, Mount Juliet, Old Hickory and Whites Creek.

Antioch TN new homes

New construction homes sold within the last year (2008) in Antioch, TN totaled around 85 at an average price of $185,000. Subdivisions selling the most new homes with their average prices in Antioch are:

1. Preserve at Old Hickory - $158,000
2. Old Hickory Hills - $160,000
3. Barnes Cove – $273,000
4. Ridgeview - $170,000

In 2007, the number of new construction sold in Antioch was more than 2 x’s 2008’s number. The average price of the 2007 new home group was around $192,000. Big selling neighborhoods of new construction in 2007 were Harvest Grove, Hickory Highlands Place, Lakeside Cove, Maxwell Place, Summerfield and Preserve at Old Hickory.

Brentwood TN new homes

A small portion of Davidson County has a Brentwood zip code. While connected by land, this is a completely separate market than where the majority of Brentwood lies, in Williamson County. Brentwood/Davidson actually did pretty well in comparison to the previous year. New construction homes sold within the last year (2008) in Brentwood, TN (Davidson County) totaled around 30 at an average price of $286,000. Subdivisions selling the most new homes with their average prices in Brentwood, Area 1 are:

1. Concord Place - $228,000
2. Indian Creek - $222,000
3. Valley View Village – $349,000
4. Jackson Valley - $321,000

While a few new construction homes existed in Area 2 of Brentwood (Davidson) in 2007, Area 1 was where the action was this past year. In 2007, the number of new construction sold in Brentwood, Area 1 and 2 was 4 x’s LESS than this past year. The average price of the 2007 new home group was around $292,000 in Area 1 and $1.5 million in Area 2. Concord Place was the only neighborhood with multiple homes sold in 2007 worth mentioning.

Cane Ridge TN new homes

Part of what used to be Antioch has rebranded and renamed itself as Cane Ridge. New construction homes sold within the last year (2008) in Cane Ridge, TN was over 90 at an average price of $206,000. Subdivisions selling the most new homes with their average prices in Cane Ridge are:

1. Sunset Hills - $193,000
2. Rivendell Woods - $171,000
3. Sugar Valley – $264,000
4. Deer Valley - $250,000

In 2007, the number of new construction sold in Cane Ridge was about the same number sold over this past year. The average price of the 2007 new home group was around $216,000. Rivendell Woods, Sugar Valley and Deer Valley all saw high sales numbers in 2007, but the most sales in 2007 went to Hidden Creek and Old Hickory Hills.

Hermitage TN new homes

New construction homes sold within the last year (2008) in Hermitage, TN was over 90 at an average price of $206,000. Subdivisions selling the most new homes with their average prices in Hermitage are:

1. Bridgewater - $269,000
2. Seven Points - $405,000

Two other neighborhoods had a couple of sales: Aarons Cress and Tulip Grove Pointe, but most of the sales were in Bridgewater for 2008.

In 2007, the number of new construction sold in Hermitage was over 70. The average price of the 2007 new home group was the same at $292,000. Bridgewater was the top contender in 2007, but Seven Points had consider more new home sales in 2007 than 2008. Other major players in 2007 were Monticello and Tulip Grove Pointe.

Madison TN new homes

New construction homes sold within the last year (2008) in Madison, TN was almost 30 at an average price of $162,000. Subdivisions selling the most new homes with their average prices in Madison are:

1. Cumberland Station - $159,000
2. Woods of Neelys Bend - $155,000
3. Reed & Jenkins - $133,000

In 2007, the number of new construction sold in Madison was about 40. The average price of the 2007 new home group was the same at $171,000. Major new home sales subdivisions were Cumberland Station, Harbor Village, and Lanier Park.

Nashville TN new homes

New construction homes sold within the last year (2008) in Nashville, TN was around 230 at an average price of $376,000. Subdivisions selling the most new homes with their average prices in Nashville are:

1. Jordan Ridge @ Eaton’s Creek - $200,000 (Area 4, Northwest Nashville)
2. Riverwalk - $268,000 (Area 2, Southwest Nashville - Bellevue area)
3. Lenox Village - $277,000 (Area 1, South Nashville - East)
4. Green Hills - $900,000 (Area 2, South Nashville - West)
5. Barnes Bend - $262,000 (Area 1, South Nashville - East)
6. Vantage Pointe - $167,000 (Area 5, North Nashville)
7. Sylvan Park - $512,000 (Area 2, West Nashville)
8. Brookview - $144,000 (Area 5, North Nashville)
9. Carrington Place - $237,000 (Area 4, Northwest Nashville)
10. Christiansted Valley - $430,000 (Area 1, South Nashville - East)
11. Skyline Village - $138,000 (Area 5, North Nashville)

In 2007, the number of new construction sold in Nashville was nearly 200 more than last year. The average price of the 2007 new home group was the same at $364,000. Brookview had the highest new home sales in Nashville last year, followed by Riverwalk. Green Hills finished a strong 3rd with Brookview Forest at 4th. Christiansted Valley and Eatons Creek Park had a fair number of new home sales, but others prevalent in 2007 that weren’t as much in 2008 were: Cherokee Crossing (Area 2, West Nashville); Germantown/Salemtown (Area 3, just North of Downtown); Hidden Springs (Area 6, East Nashville); Stone Creek Park (Area 1, South Nashville - East); and McFerrin Park (Area 6, East Nashville).

Nolensville TN new homes

Just like Brentwood, Nolensville is both in Williamson County and Davidson County. The difference with Nolensville is that you even have a third county: Rutherford County for some parts of the city. Fewer new subdivisions exist in Davidson County, Nolensville. New construction homes sold within the last year (2008) in Nolensville, TN (Davidson) was around 20 at an average price of $295,000. Subdivisions selling the most new homes with their average prices in Nolensville (Davidson) are:

1. Burkitt Place - $330,000
2. Carothers Crossing - $205,000

In 2007, the number of new construction sold in Nolensville - Davidson County was almost 90. The average price of the 2007 new home group was $269,000. All of these Davidson County new homes in Nolensville were in Burkitt Place.

In Williamson County, we’ll look at Brentwood, Franklin, Spring Hill, Nolensville and Thompsons Station. While other small cities exist in the county, we’re taking a look at the cities generally with the most home sales overall. However, it is worth mentioning that Fairview (not analyzed below) actually sold 1 or 2 more new construction homes more than Thompsons Station sold within the last year.

Brentwood TN new homes

New construction homes sold within the last year (2008) in Brentwood, TN totaled nearly 70 at an average price of $862,000. Subdivisions selling the most new homes with their average prices in Brentwood are:

1. Annandale - $1.2 million
2. Taramore - $766,000
3. Inglehame Farms – $798,000
4. Wetherbrooke - $825,000
5. Arlington Heights - $704,000
6. Fountainbrooke - $641,000

Others like the Governor’s Club and Tuscany Hills had a few sales in their community. Tuscany Hills with Taramore are two of the newer neighborhoods out of the list.

In 2007, the number of new construction sold in Brentwood was more than double 2008’s number. The average price of the 2007 new home group was around $817,000. Big neighborhoods with new construction in 2007 (selling more resale than new…now) were Courtside @ Southern Woods, Brookfield, and Copperstone. Annandale, Governor’s Club and Wetherbrooke also made the 2007 list. Hampton Reserve was a big hit in the $1 -2 million range.

Franklin TN new homes

New construction homes sold within the last year (2008) in Franklin, TN totaled nearly 230 at an average price of $580,000. Subdivisions selling the most new homes with their average prices in Franklin are:

1. Westhaven - $619,000
2. Villages of Clovercroft - $395,000
3. Avalon – $540,000
4. Garden Club Estates - $498,000
5. McKays Mill - $537,000
6. Ladd Park - $450,000

To be fair, neighborhoods like Westhaven and McKay’s Mill are quite large. Avalon combines several different phases and areas which some might consider multiple subdivisions.

In 2007, the number of new construction sold in Franklin was about 70 more than 2008’s number. The average price of the 2007 new home group was around $610,000. Big hitting neighborhoods with new construction in 2007 were McKay’s Mill, Westhaven, Avalon, Abington Ridge and Ladd Park, in order of most to least sold.

Nolensville TN new homes

New construction homes sold within the last year (2008) in Nolensville, TN outnumbered Brentwood with about 100 homes at an average price of $366,000. Subdivisions selling the most new homes with their average prices in Nolensville are:

1. Silver Stream - $310,000 (Silver Stream Estates - $456,000)
2. Bent Creek - $344,000 (Bent Creek Reserve - $417,000)
3. Winterset Woods – $299,000 (Winterset Woods Enclave - $360,000)
4. Ballenger Farms - $275,000
5. Nolen Park - $420,000

In 2007, the number of new construction sold in Nolensville was about 75 more than 2008’s number. The average price of the 2007 new home group was around $366,000 also. Ballenger Farms sold the most number of homes in 2007. Bent Creek and Bennington made deeper splashes too, but the others mentioned had a fair number sold in ‘07.

Spring Hill TN new homes

New construction homes sold within the last year (2008) in Spring Hill, TN totaled around 76 at an average price of $374,000. Subdivisions selling the most new homes with their average prices in Spring Hill are:

1. Autumn Ridge - $450,000
2. Cherry Grove - $440,000
3. Willow Vale – $317,000
4. Wades Grove (The Crossing) - $278,000

In 2007, the number of new construction sold in Spring Hill was a bit more than double 2008’s number. The average price of the 2007 new home group was around $337,000. Big hitting neighborhoods with new construction in 2007 were Chapman’s Crossing, Burtonwood, Spring Hill Place, Cherry Grove, Buckner Crossing and Wades Grove, to name a few.

Thompsons Station TN new homes

New construction homes sold within the last year (2008) in Thompsons Station, TN totaled around 10 at an average price of $507,000. Subdivisions selling the most new homes with their average prices in Thompsons Station are:

1. Tollgate Village - $640,000
2. Canterbury - $346,000
3. Bridgemore Village – $610,000

In 2007, the number of new construction sold in Thompsons Station was more than 3 x’s 2008’s number. The average price of the 2007 new home group was around $494,000. Tollgate Village was also the neighborhood with the most new construction homes sold at that time, but Bridgemore Village was the second big seller.
