Where have new homes sold recently in Williamson County?

New construction homes in Williamson County have definitely seen a decline in number of homes sold as of late, but let’s take a look at some of the communities/neighborhoods where the top sellers were in # of homes sold by county and city within the last year. Some of these neighborhoods are several years old still selling new homes as they build out. Others may just be completely new on the radar all together.

In Williamson County, we’ll look at Brentwood, Franklin, Spring Hill, Nolensville and Thompsons Station. While other small cities exist in the county, we’re taking a look at the cities generally with the most home sales overall. However, it is worth mentioning that Fairview (not analyzed below) actually sold 1 or 2 more new construction homes more than Thompsons Station sold within the last year.

Brentwood TN new homes

New construction homes sold within the last year (2008) in Brentwood, TN totaled nearly 70 at an average price of $862,000. Subdivisions selling the most new homes with their average prices in Brentwood are:

  1. Annandale - $1.2 million
  2. Taramore - $766,000
  3. Inglehame Farms – $798,000
  4. Wetherbrooke - $825,000
  5. Arlington Heights - $704,000
  6. Fountainbrooke - $641,000

Others like the Governor’s Club and Tuscany Hills had a few sales in their community. Tuscany Hills with Taramore are two of the newer neighborhoods out of the list.

In 2007, the number of new construction sold in Brentwood was more than double 2008’s number. The average price of the 2007 new home group was around $817,000. Big neighborhoods with new construction in 2007 (selling more resale than new…now) were Courtside @ Southern Woods, Brookfield, and Copperstone. Annandale, Governor’s Club and Wetherbrooke also made the 2007 list. Hampton Reserve was a big hit in the $1 -2 million range.

Franklin TN new homes

New construction homes sold within the last year (2008) in Franklin, TN totaled nearly 230 at an average price of $580,000. Subdivisions selling the most new homes with their average prices in Franklin are:

  1. Westhaven - $619,000
  2. Villages of Clovercroft - $395,000
  3. Avalon – $540,000
  4. Garden Club Estates - $498,000
  5. McKays Mill - $537,000
  6. Ladd Park - $450,000

To be fair, neighborhoods like Westhaven and McKay’s Mill are quite large. Avalon combines several different phases and areas which some might consider multiple subdivisions.

In 2007, the number of new construction sold in Franklin was about 70 more than 2008’s number. The average price of the 2007 new home group was around $610,000. Big hitting neighborhoods with new construction in 2007 were McKay’s Mill, Westhaven, Avalon, Abington Ridge and Ladd Park, in order of most to least sold.

Nolensville TN new homes

New construction homes sold within the last year (2008) in Nolensville, TN outnumbered Brentwood with about 100 homes at an average price of $366,000. Subdivisions selling the most new homes with their average prices in Nolensville are:

  1. Silver Stream - $310,000 (Silver Stream Estates - $456,000)
  2. Bent Creek - $344,000 (Bent Creek Reserve - $417,000)
  3. Winterset Woods – $299,000 (Winterset Woods Enclave - $360,000)
  4. Ballenger Farms - $275,000
  5. Nolen Park - $420,000

In 2007, the number of new construction sold in Nolensville was about 75 more than 2008’s number. The average price of the 2007 new home group was around $366,000 also. Ballenger Farms sold the most number of homes in 2007. Bent Creek and Bennington made deeper splashes too, but the others mentioned had a fair number sold in ‘07.

Spring Hill TN new homes

New construction homes sold within the last year (2008) in Spring Hill, TN totaled around 76 at an average price of $374,000. Subdivisions selling the most new homes with their average prices in Spring Hill are:

  1. Autumn Ridge - $450,000
  2. Cherry Grove - $440,000
  3. Willow Vale – $317,000
  4. Wades Grove (The Crossing) - $278,000

In 2007, the number of new construction sold in Spring Hill was a bit more than double 2008’s number. The average price of the 2007 new home group was around $337,000. Big hitting neighborhoods with new construction in 2007 were Chapman’s Crossing, Burtonwood, Spring Hill Place, Cherry Grove, Buckner Crossing and Wades Grove, to name a few.

Thompsons Station TN new homes

New construction homes sold within the last year (2008) in Thompsons Station, TN totaled around 10 at an average price of $507,000. Subdivisions selling the most new homes with their average prices in Thompsons Station are:

  1. Tollgate Village - $640,000
  2. Canterbury - $346,000
  3. Bridgemore Village – $610,000

In 2007, the number of new construction sold in Thompsons Station was more than 3 x’s 2008’s number. The average price of the 2007 new home group was around $494,000. Tollgate Village was also the neighborhood with the most new construction homes sold at that time, but Bridgemore Village was the second big seller.
